This service area covers all types of planning applications including:
Householder – any works which fall within the boundary of the property such as extensions, roof extensions, garages/outbuildings, fencing/boundary treatments
Outline – normally used for larger developments, this seeks to establish whether the nature of development is acceptable before going to the expense of submitting full plans and details
Full planning – developments including building, engineering or other works, in, on over or under land
Change of use – an application seeking permission to change an existing use into something else. Change of use restrictions have been changed over the last few years so it is not always necessary to apply to change.
Non-material amendments – in some instances after planning permission has been approved it may be necessary to make minor amendments. Common amendments include materials, size of window openings
Discharge of conditions – this application demonstrates to the local planning authority that the conditions which have been placed on a planning permission have been satisfied
Listed building consent – whether you propose to demolish a listed building or do any alterations listed building consent is necessary. As part of this type of application I can also prepare Heritage Assessments.
Advertisement – advertisement regulations are complex, I will be able to advise on whether something does or doesn’t need consent
Certificate of lawfulness – will establish whether an existing or proposed development is lawful
For any future developments I will assess and gain an understanding of how a place/building currently works and what is wanted to be achieved .I will assess whether a proposed scheme logically responds to the constraints and opportunities of particular site.
